Development Philosophy

Pedestrian friendly development is at the core of our model. We feel it is critical to provide human scaled spaces where people feel comfortable congregating. These spaces need to be accessible to the community and should be within easy walking distance residential areas. Experience has shown that this element is essential to building cohesive communities.

Providing connectivity and transportation alternatives is another important component of our development approach. It is becoming increasingly clear the 21st century consumer is interested in alternatives to the conventional automobile commute. Providing employment opportunities within walking or bicycling distance of new residential development is the best way to deal with this issue. However, since this is not a reality for many people we strive to integrate other public transportation choices into our projects.

Green building and energy efficiency are critical ingredients of our development philosophy. We believe tomorrow’s commercial, institutional, and residential buildings should integrate green building features to provide healthy indoor environments and limit energy consumption. Fortunately, when these issues are viewed from a payback period or life cycle cost perspective they make good financial sense. Last but not least, integration with the natural environment is a priority for Crossroads.

We believe there are opportunities to create places where people can live along side, learn about, and over time gain a greater appreciation for the function and value of the environment.
